1. Scope of Service
Short Stay Solutions (“The Company”) provides end-to-end short-let management services, including but not limited to: marketing, guest vetting, booking management, professional cleaning, and maintenance coordination. The Company acts as a facilitator between the Property Owner (“The Client”) and the guests.
2. Property Standards & Compliance

Health & Safety: The Client ensures the property meets all local safety regulations, including working smoke alarms, carbon monoxide detectors, and annual gas safety certifications.

Insurance: The Client must maintain valid building and contents insurance that specifically covers short-term rentals/paying guests.

Showroom Condition: The Client agrees to provide the property in a state consistent with the marketing materials provided at the onset of the contract.
3. Bookings & Guest Vetting

The Company employs a strict vetting process for all guests. However, the Company cannot be held liable for the criminal actions of third parties.

The Company reserves the right to refuse any booking that does not meet our safety or quality benchmarks.
4. Financial Terms

Management Fees: Fees are calculated as a percentage of the total booking value (excluding cleaning fees) and will be deducted prior to the disbursement of funds to the Client.

Disbursements: Client payouts are processed monthly, accompanied by a detailed statement of account.

Dynamic Pricing: The Client grants the Company full authority to use AI-driven dynamic pricing tools to adjust nightly rates based on market demand.
5. Maintenance & Repairs

Emergency Fund: The Client agrees to maintain a pre-approved “Float” (e.g., £250/$300) to cover emergency repairs or essential guest supplies.

Approval: For any non-emergency maintenance exceeding the agreed float, the Company will seek explicit written approval from the Client.
6. Termination
Either party may terminate the agreement by providing 30 days’ written notice. Any bookings already confirmed prior to the notice of termination must be honored or handled according to the cancellation policies of the respective booking platforms.
7. Liability & Indemnity
Short Stay Solutions shall not be liable for any indirect, consequential, or economic loss incurred by the Client. The Client agrees to indemnify the Company against all claims, costs, and expenses in relation to the property’s standing or legal compliance.
